LENDER PRE-APPROVAL
You will obtain pre-approval from a mortgage lender or broker to help determine your price range and ensure we’re ready to act when we find the right home.
ESTABLISH REPRESENTATION
We decide whether our team is a good fit to walk alongside you through the home-buying process.
OUR PART
We’ll search for any current or upcoming properties that might work for you. If you want to move to a specific neighbourhood, we may ask home-owners in that area if they would consider selling.
YOUR PART
You can continue searching online for properties and tell us whenever a listing catches your eye over email or phone so that we can do further digging and see if we can set up a showing.
SHOWINGS
If a property fits your criteria and you want to see it in-person, let us know and we’ll set up a showing time.
IN-DEPTH SEARCH
Once you have found the house that you want to make your home, our team will search for any relevant information about the property given your situation and preferences.
CHOOSE OUR OFFER PRICE
We take several factors into consideration when determining how much to offer the seller with the goal of getting you the best price possible.
INCLUDE YOUR SPECIFIC NEEDS
Purchase price isn’t the only component of an offer to buy a house. We will have the opportunity to choose terms and conditions that reflect your interests and keep you protected in the transaction.
SENDING THE OFFER
Once you are satisfied with the offer, we will send it to the Seller’s Agent. The seller may accept the offer, or make some changes and send us back a counter-offer. If this happens, we will discuss our next steps.
REMOVE SUBJECTS
If the sale has any conditions such as conducting a satisfactory property inspection, these “subjects” must be fulfilled or waived before the subject removal date. A non-refundable deposit of around 5% of the purchase price is typically paid at this time.
DELIVER DOCUMENTS TO LAWYER
Once subjects are removed, it’s time to choose a lawyer or notary to process the transaction. We will coordinate with your chosen lawyer or notary public in order to legally process the transaction. If they need anything from you, they will be sure to contact you. If you are unsure which lawyer or notary to choose, we have some great recommendations.
COMPLETION DAY
The Completion Date is the day you pay the full price and you receive legal title of the property, usually a couple months after the initial contract. Your lawyer or notary will coordinate this transfer of ownership.
POSSESSION DAY
Usually one day after the Completion Date, this is the day you receive the keys to your new home. You can move in now. Congratulations!
