In order to assist in effecting the sale of your property, I will use reasonable efforts to market the property and promote your interests. I will:

Listing Preparation:

  • Listen carefully so that I have a clear understanding of your goals and objectives
  • Provide a comprehensive Competitive Market Analysis to help determine the best marketing price
  • Walk through your home to prepare it for the market, coach you on “staging”, and provide my written Home Presentation Plan - valuable tips on preparing your home for the market, as well as proven strategies to show your home to its best advantage

  • Measure house
  • Take interior and exterior digital photos of house
  • Provide a “Please Remove Shoes” sign
  • Verify local schools, zoning
  • Obtain 2 sets of house keys - cut keys if required
  • Provide lockbox for ease of showing *
  • Obtain title search and check for accuracy
  • Collect detailed title search documents, as required
  • Obtain blueprints, permit application information, occupancy certificate, strata documents, and site survey, if applicable
  • Create “Accepted Offer” package, ready to deliver to a Buyer’s Agent at a moments notice; this speeds up the “due diligence” process 


  • Highly visible, professional Real Estate sign, “Take a Look Inside” sign rider, and Toll-Free phone number rider (where applicable) as part of the sign package *
  • E-mail all RE/MAX Treeland Realtors and fax information to one other RE/MAX office so they will be aware of the property immediately
  • Put Listing on “RE/MAX Office Tour” and poll Realtors for estimated sale price **

  • Internet exposure with a picture and property information on the RE/MAX website []
  • Additional MLS comments for the MLS website for added marketing and exposure

 Showings & Negotiation

  • Protect and promote your interests
  • Weekly feedback program to inform you on market activity, advertising efforts, and showing feedback
  • Set up all showings and cooperate with other Realtors and their Brokerages who are working with Buyers
  • Respond to Buyer and Realtor inquiries in a timely manner
  • Pre-qualify Buyers working with me to minimize unproductive showings
  • Analyze alternative financing plans for Buyers
  • Carefully review Contracts of Purchase and Sale submitted for your consideration
  • Present and negotiate all offers, and be available to answer all your questions
  • Disclose, in a timely manner, all appropriate facts affecting the transaction known to me
  • Assist in negotiating favorable terms and conditions with a Buyer
  • Assist in the subject removal process—schedule all required inspections, confirm deposit is submitted, confirm paperwork with lawyers
  • Assist in the completion and possession process
  • Keep you informed regarding the progress of the transaction
  • If applicable, liaise with Tenant and respect Tenant's rights
  • If, after 30 days, your home has not received any offers, I will meet with you again to discuss additional strategies to accomplish your goals and to discuss the previous month’s activity
  • Provide a 30 day “Competitive Market Analysis Update” to review market activity, if necessary

  • Guide you through the “110 Types of Turbulence”
  • Regular phone contact
  • Confirm lawyers have all the paperwork required
  • Schedule key delivery to new Buyers
  • A moving gift to celebrate the sale of your home
  • Free Annual Homeowner Review, if requested

Making A Difference

  • Steve and his wife Cindy adopted their daughters, Mireya (2006) and Nicole (2010), from the Philippines, and have continued to support orphan care ministries in the Philippines. They also support a ministry, called Hope for the Island, that serves the impoverished, orphaned, widowed, sick, and uneducated. The Klassens are key financial supporters of Hope for the Island, and Steve now serves on the Board of Hope for the Island Ministries.

  • Steve also provides financial support to the Langley Food Bank, Easter Seals 24-Hour Relay For Kids (which raises money to send children with disabilities to summer camp), World Vision (a relief organization dedicated to helping children), Ride To Conquer Cancer, and to his home church of Cloverdale Baptist Church.
